Your top 5 home improvements are slightly different than mine.
1.) Front door (I'll include refinishing my grandma's bench on this two-fer)

2.) Repainting the guest bedroom and getting grown up furniture for it. Also installed blackout shades

3.) Pressure wash and treat concrete patio

4.) Install remote blinds on SW facing big windows. With the high temps we've been having, these are a huge money saver.

5.) Repair ground squirrel damage and redo flower bed and herb garden on patio in upper yard.
